The transformation works that started in Fikirtepe 10 years ago could not be completed due to the financial insufficiency of some companies and thousands of families became victims of transformation. Environment, Urbanization and Climate Change Minister Murat Kurum announced in November 2020 that they will complete the projects left unfinished by the contractors, with the help of Emlak Konut GYO, which is their subsidiary.

Within the scope of Fikirtepe Urban Transformation Project, where an investment of ₺5 billion will be made, there is no stone left in the region. Making important statements on the subject, Pro Istanbul Real Estate Founding Partner Ahmet Saricali said that all the parcels in the region were given to construction companies. According to the information given by Saricali, industry-leading companies such as Torkam Holding, Kuzu Group and Siyah Kalem will produce projects in Fikirtepe. Stating that the housing stock in Fikirtepe has melted, Saricali added that the interest of foreign investors in the region has decreased and that those who have bought housing in recent times have lost due to the volatility in the exchange rate.

The Ministry of Environment, Urbanization and Climate Change started to work in Fikirtepe, which was declared an urban transformation area in 2007 and a risky area in 2013. An investment of ₺5 billion will be made for the “New Fikirtepe” project, which will eliminate the grievances experienced in the region. The new Fikirtepe project will be the lifeblood of 60 thousand people and 15 thousand residences.

The urban transformation plan to be made in an area of approximately 830,000 square meters, which includes Kadikoy District, Fikirtepe and Dumlupinar Neighborhoods, and parts of Education and Merpenkoy Districts, will be completed in three years in accordance with the social and cultural texture of the region. The Ministry of Environment, Urbanization and Climate Change, whose mission is to build modern cities focused on sustainable environment, people and nature, aims to produce a total of 11,400 independent departments with the “New Fikirtepe” project. The approximately 1.6 km long Prestige Road to be created within the scope of the project has been designed to bring minimum load to the existing circulation network with its junction and traffic arrangements.

Citizens who evacuate their homes in Fikirtepe will receive rental assistance every month, provided that it does not exceed 48 months. While the monthly rental allowance for transformation projects in the mega city Istanbul is ₺1.150, it will be given as ₺1.500 for Fikirtepe region. Applications for rent will be made through the liaison offices located in the region and rent support will be received separately for each residence. For example, a person with 3 houses will receive 3 rental benefits. While the deliveries of the projects will start in 2023, the houses will be distributed upon the determination of the CMB licensed establishments.
