Demand for houses with gardens increased in the pandemic: House prices rose in Istanbul

The pandemic increased the demand for houses with gardens, views and social facilities. This situation caused an increase in house prices. Besiktas became the most expensive district of Turkey. Sariyer and Bakirkoy, where there are many houses with gardens and summer resorts, followed Besiktas.

Experts said that the increase in interest in houses with gardens due to the pandemic effect and comfortable access to social facilities are determinant in the numbers.

Stating that house prices are not excessive at the points located in the centers of Besiktas, Sariyer and Bakirkoy, Istanbul Chamber of Realtors Chairman Nizamettin Asa said, “The square meter prices in the area where the market is in Besiktas is around ₺10-12 thousand, but Besiktas average is currently $25-26 thousand. It goes up to ₺30-40-50 thousand in Ulus in Bebek. The same center of Bakirkoy has the same characteristics as Besiktas, again its area is around 10-12 thousand per square meters. When you go to Yesilyurt, Florya and Atakoy, it can go up to ₺15-25 thousand. If you go to Zekeriyakoy, Kilyos, buy a mansion, buy a villa, it changes, but you can find square meter prices around ₺20-25 thousand.”

“NEIGHBORHOODS LIKE ETILER, ULUS, AKATS INCREASE THE PRICE”

Nizamettin Asa, “When we say Besiktas, the inside of downtown comes to mind, this is a wrong definition. Besiktas’s prices in downtown do not exceed the normal district or house price, in fact, today its square meter goes to around 10-12 thousand. In fact, neighborhoods such as Bebek, Etiler, Ulus and Akatlar in Besiktas district, which increase the price. These are properties with a very high price, with a view of the Bosphorus, where luxury residences appealing to the elite are built. There are especially very expensive sites in Ulus. A house in Bebek where the elite can live starts from at least $2-3 million. Besiktas has been the most expensive district for a long time.”

“DEMANDS INCREASED DUE TO THE PANDEMIC”

Stating that the mansions are at the forefront in Sariyer, Asa said, “Currently, it is an earthquake-resistant region for both the pandemic period, it is the strongest ground of Istanbul as far as we know. Both the Bosphorus view, the mansion, and the houses with private gardens, greenery, forest are in this. Summer areas such as Zekeriyakoy, Kilyos, Demircikoy, neighborhoods where houses with private gardens are concentrated and sites are concentrated.

Since these are currently in demand, there has been demand in the past due to the earthquake and the last 1 year due to the pandemic. Many sites have been built on the coastal area in Bakirkoy. In those sites, at a high price, on the seafront, on the main street, with a full sea view, these raise the prices. In Bakirkoy, just like Besiktas, the prices in the old residential areas are not so crazy, so today you can easily find a house with 2 rooms and 1 living room for ₺600-700 thousand.”

Nazmi Durbakayim, Chairman of the Board of Directors of the Istanbul Builders Association (INDER), drew attention to the importance of access to social facilities and pandemic business centers.

Durbakayim said, “Transportation is very important. In districts where workplaces are close, people are more comfortable if there is a workplace close to their home. People have more opportunities to socialize without driving, both in Bakirkoy and Besiktas. More precisely, if we divide Istanbul today, maybe three provinces will come out. The fact that the intellectual and cultural levels of the people living there are a bit higher than the conditions in Turkey, the university in Besiktas, all of these bring a plus here.”
