As Yapı Initiates New Villa Projects in Riva and Uskumruköy

Haluk Sert, the Chairman of the Board of Directors of As Yapı, has revealed details about the company’s new projects. As Yapı is set to launch 115 and 20-unit villa projects in Riva and Uskumruköy, respectively. The construction is underway for the As Concept project in Bağcılar, featuring 604 residences, with deliveries expected in December 2025.

In his statements about the projects and the sector, Haluk Sert emphasized the company’s plans for villa projects in Riva and Uskumruköy, as well as urban transformation projects in different areas of Beykoz this year.

Regarding the As Concept project, Sert mentioned, “We had just started the project when the earthquakes occurred on February 6. We stopped and started again, taking into account the effects of these earthquakes. Our project has become ‘very ambitious beyond the regulations’ in terms of earthquake resistance.”

As Concept is being constructed in three phases on approximately 14 acres of land, offering various housing types ranging from 1+1 to 4+1.

Haluk Sert provided insights into the upcoming projects, stating, “We will start a project in Riva with 115 villas on 120 acres. We are also preparing for a project with 20 villas in Uskumruköy. However, our larger projects will be urban transformation projects. We are initiating a urban transformation project with 180 apartments in Beykoz. We also have other transformation projects in the same region for different areas, and we will announce them when they are finalized.”

Haluk Sert, who founded As Yapı in 1995 and completed hotels and commercial buildings in the Galata region, highlighted the importance of urban transformation as the most significant agenda in the construction and real estate market. He emphasized the significance of recent steps such as the new law and notification regulation. He added that, despite the market being sluggish, housing prices would not stay at these levels, advising those with foresight to invest in real estate.

Sert concluded his statement by addressing the issue of sales to foreigners, stating, “The issue of sales to foreigners, unfortunately, has almost been annihilated. The negative perspective and perception on this issue should change rapidly. Because this issue is export and provides permanent foreign currency income.”
